Look at the four biggest openings hitting Palm Beach Gardens between March and July 2026 and one pattern shows up fast. None of them are built for winter visitors. The hours, the price points, the seating counts, the age policies, and even the proposed anchor at The Gardens Mall are all designed around the people who already live here year-round.
That's the story worth sitting with. The city's dining and retail expansion this year is a residents' expansion, and it's clustering in two very specific places: the Donald Ross corridor around Alton Town Center, and the Gardens Mall itself, which is midway through the biggest tenant reshuffle it's seen in a decade.
Alton and the stretch of Donald Ross Road between Central Boulevard and Military Trail are absorbing most of the new openings this year. The concepts aren't destination restaurants. They're weekday habits.
Phatboy Sushi Kitchen & Bar is targeting a mid-to-late July opening at 11701 Lake Victoria Garden Ave. #8102. John Maser and his sister, Nicole Maser, are behind the Palm Beach Gardens restaurant, which will mark the brand's seventh location, and the menu is built around sushi, Japanese fusion dishes and hot food. The Palm Beach Gardens location will seat about 80 guests inside, including the bar, with about 40 seats outside on a patio. The interesting detail is the operator's own framing. Maser said the restaurant is designed to work for families during the day and as a date night option in the evening. That's a resident's calendar, not a tourist's.
Field of Greens moved faster and further. The health-focused café brand expanded with two new locations in Palm Beach Gardens this spring at 5320 Donald Ross Rd. and 12485 Northlake Blvd., opening within three weeks of each other in March and April 2026. Two locations in one city inside a single quarter is a bet on daily traffic, not weekend traffic. The menu leans on salads, smoothies, and cold-pressed juices from chef Thomas Op't Holt, which is a lunch-break format, not a special-occasion one.
The Donald Ross story gets more interesting after dark. Tucked next door to Lynora's inside Alton Town Center is Stanza Lounge, the newest concept from restaurateur Angelo Abbenante. Beside Lynora's, Stanza Lounge has old-world charm with gilded mirrors, red-lacquered walls, velvet lounges and candlelight, while mixed drinks and light bites grace the menu, and the bar is available to patrons ages 25 and older. The 25-and-up policy is the tell. A bar that filters out spring-break energy is a bar built for the people who live within a five-mile radius and want somewhere to go on a Thursday.
Lynora's, which sits directly next door, has been marketing the sequence explicitly. Stanza offers craft cocktails, a lively lounge atmosphere, and DJ sets every night, making it the natural next stop after dinner and drinks at Lynora's, which is located right in Alton Town Center on Donald Ross Road. Dinner, then a nightcap two doors down. That's a walking-distance evening designed for a homeowner, not a hotel guest.
Two miles south on PGA Boulevard, the more consequential shift is happening inside a 1.4 million square foot building most residents pass through on autopilot. The Gardens Mall is being repositioned, and the tenant list tells you how.

The Sears anchor closure is the anchor of the anchor story. The mall's owner filed plans with the city in late June to open a 140,000 square-foot store by the national sporting retailer in the two-story space occupied for 36 years by Sears. The proposed replacement is Dick's House of Sport, and the format matters. The House of Sport is Dick's new model that aims to lure customers by offering actual sports experiences, such as rock-climbing walls, batting cages and golf bays, and the outdoor field could be used for equipment testing, sports clinics, community games, birthday parties, fitness classes and athlete appearances. The proposal also would bring an 18,000-square-foot outdoor playing field to the mall, and would provide an extra 47,000 square feet in the mall for more stores, with specialty furniture seller Arhaus moving from its spot near Bloomingdale's.
An outdoor sports field on the east edge of the mall changes the definition of what a mall visit is. Birthday parties, clinics, and community games are things you do on a Saturday morning with kids you're driving three miles, not things you fly in for.
The proposal isn't final. The House of Sport project must be approved by the city's planning and zoning board and city council before it can move forward, and the city has not yet scheduled dates for these votes. Worth watching if you live nearby.
Set the pieces side by side. A sushi kitchen designed for family dinners and date nights. Two salad-and-juice cafés opening three weeks apart on the two roads most residents drive every day. A speakeasy that carded out the college crowd. A mall trading a defunct department store for a sports field where kids can have a birthday party.
